HANSON PLANNING BOARD
MINUTES OF PUBLIC MEETING OF AUGUST 11, 2014
TOWN HALL, 542 LIBERTY STREET, HANSON, MA.


CALL TO ORDER   7:00 PM

Members present:        Donald Ellis, Chairman
                        Patricia Glenn, Vice-Chair
                        Joseph Weeks,  Member
                        Joseph Gamache, Member
Absent:         Stephen Regan, Clerk
Also present:           Laurie Muncy, Town Planner
                        Virginia Costley, Administrative Assistant

APPOINTMENTS

7:00 PM  Chairman Donald Ellis recused himself from this meeting.  Mr. Gary Rice of Land Planning Inc., 1115 Main Street, Hanson, Ma. , presented the Plan of Land located at Beatrice Lane,  Hanson, Ma., dated August 4, 2014 and numbered P-2972 on behalf of Richard Robbins. Proposal is for an existing house lot consisting of approximately 12 acres of land with 50’ of frontage, currently a hammerhead lot.  The proposed house will be situated on the front portion of the property,   and the remaining land may possibly be put into Chapter 61.  The Approval Not Required Plan Checklist was in order.  
Motion made to approve the Plan and  endorse:   Joseph Weeks

Chairman Ellis mentioned to the Board Members that volunteers are needed for the Zoning By-law Committee.  
Hemlock Hills :

Town Planner Laurie Muncy is still waiting for some kind of estimate on costs associated with this subdivision. Laurie has yet to receive an estimate from  Mr. William Self of Curley & Hansen for his acceptance and as-built plans.  This discussion will be continued to a future meeting.

Town Forest:

Motion made to withdraw without prejudice the Form A Plan submitted by Phil Clemons for the Town Forest:  Patricia Glenn
Second:  Joseph Weeks
Vote:  4-0

ZONING

Application of Brandon Smith for Special Permit/Variance to allow for the construction of a 16’ x 24’ single car garage at 486 Winter Street:   Defer to the Board of  Appeals.

Future meeting dates:  August 25, 2014 ; September 8th, 2014 and September 22nd, 2014.
